
Buyers who ask for "the size of a padel court" and buyers who ask "how much land do I need" are asking two different questions. The first has a hard answer set by the International Padel Federation: 20 m long by 10 m wide, which is 200 m² of playing surface. The second depends on how the court is enclosed, how many courts share the site, and what your local authority expects around it. Get those layers wrong and you either buy land you do not need or discover at tender stage that your plot is 200 m² short.
Four layers matter, from the playing surface outwards. The court itself sits inside a steel frame with a concrete ring beam, so the physical structure is slightly larger than the lines. The enclosure is surrounded by safety run-off, which FIP guidance sets at a minimum of 3 m on all sides. And then there is everything the operator needs to run a business: access paths, storage, a reception, parking and the delivery route for a 40 ft container.

The gap between "450 m²" and "250–300 m²" confuses a lot of buyers, so it is worth stating plainly: run-off is shared between courts. Two courts side by side need 3 m of clearance around the pair, not 3 m around each court — the space between the courts is a maintenance gap, not a safety zone. That is why the land required per court falls sharply as court count rises, and why a 4-court project rarely needs four times the land of a single court. If you only take one number away from this section, take this one: for a multi-court development, budget 250–300 m² of usable flat land per court, and add separately for buildings, parking and circulation. Work from the enclosure block outwards. A row of courts is 20.8 m long, and each court adds roughly 11.5 m of width including a 1.5 m gap between courts — the increment used in published construction guidance. Two courts therefore occupy about 20.8 × 22.3 m, and six courts about 20.8 × 68.3 m. That block is the steel-and-glass footprint only; it excludes outer run-off, walkways, buildings and parking.

Now add the rest of the site. The table below is a planning allowance for the whole project — courts, outer run-off, internal circulation, a slim reception and basic parking. Treat it as the number to take to a land agent, and check your local parking code before you commit, because parking is the single item most likely to push a project onto a bigger plot.

Two planning notes that save money later. First, the shape of the plot matters more than the area: a long, 21 m deep strip takes courts in a row with almost no waste, while an awkward square plot forces a second row, extra walkways and a longer perimeter fence. Second, courts can only be as large as the land allows on the short axis — a plot 18 m deep will never take a row of courts with full external run-off, no matter how long it is. Spacing is where most site plans fail. The clearances below are the ones that matter for safety, maintenance, accessibility and planning consent, and they come from published padel construction guidance rather than from a supplier's convenience.

The consequence for the site is simple: a row of courts is not a row of 10 m-wide rectangles. Outdoors the plot has to be at least 27 m deep on the short axis — 20.8 m of court plus 3 m of run-off at each end — and every extra court in the row adds roughly 11.5 m of length plus another 3 m of run-off at the end of the row. On a tight urban plot that short axis is the constraint that decides your court count, which is why spacing rules matter before a deposit is paid, not after.
There is no universal best layout; there is a best layout for your plot, your access road and your building. The four arrangements below cover almost every real project.

For an indoor project, layout is decided by the hall bay rather than by the site: a clear structural bay roughly 24 m wide by 25 m long with 6–8 m clear height is what a pair of courts needs once you allow for walls, access and a walkway — with no column inside a run-off zone. Courts are the easy part of a site plan. What turns four courts into a club — and what planning committees ask about — is everything around them. The allowances below are typical for a commercial club of 3–6 courts; scale them to your members and check local building regulations for sanitary and accessibility requirements.

Add these to the court block and you reach the site areas in section 2. A 4-court club that looks like 940 m² of courts is realistically a 1,500–2,000 m² project once you include run-off, walkways, a small building and parking — and a landlord or land agent will quote you on the whole plot, not the courts. Indoor and outdoor courts play on the same 20 × 10 m surface, but they consume land in different ways. Outdoors, the deciding cost is run-off and drainage. Indoors, it is the building envelope — a hall is far more expensive per square metre than a fenced court, so the court-count decision is really a building-size decision.

Often yes — and these are the fastest routes to a padel facility, because the land is already in use for sport or parking and the planning argument is stronger.
Conversion is not a planning loophole: changing a tennis court into padel courts, adding glass walls and floodlights is normally development that needs consent. The clubs that grow from two courts to six without moving site all planned the same four things on day one. Do these and expansion is a second order; skip them and expansion means starting again on a new plot.

Most failed padel projects fail on the site, not on the sport. These are the constraints worth checking before you sign for land — each one is cheap to survey and expensive to discover later.

A row of two courts occupies about 20.8 × 22.3 m of enclosure plus outer run-off, so 1,000 m² leaves very little space for parking or a building — plan on 2 courts if you need a reception and customer parking as well.
The courts themselves occupy a block of about 20.8 × 45.3 m, roughly 940 m². With outer run-off, walkways, a small reception, storage and basic parking, allow a site of 1,500–2,000 m². If your local parking code requires one space per two courts, budget towards the top of that range or higher.
Plan on 1.5 m between court enclosures as a minimum and 2.0 m as the working figure. The gap is a maintenance corridor — enough room to clean glass, swap a panel and get a brush between the frames — not a safety zone. Safety clearance goes outside the perimeter, where FIP guidance calls for at least 3 m of run-off on all sides.
Often yes, if there is enough depth between the baselines and the back fence. A tennis court plays 23.77 × 10.97 m inside a typical 36 × 18 m enclosure; two padel courts fit comfortably, and three are achievable on broader sites. The deciding factor is the space behind each baseline, because a padel back wall and its run-off have to sit inside the existing fence line.
A minimum of 6 m of clear height above the playing surface, with 8 m recommended for new construction so lobs stay playable and lighting can be designed for club and competition levels. Columns must fall outside the run-off zones, because a column inside a player safety area is a layout failure that cannot be corrected later.
It matters more. A 1,500 m² plot that is 22 m deep and 70 m long takes four courts in a single efficient row, while a 1,500 m² square forces a second row, doubles the fence line and lengthens every walkway. Measure the short axis first, then the area — the short side decides how many courts can sit side by side, and that number decides the site.
